MM market is “semi-HOT” right now because it is “affordable” and employees who are just starting out (working in 92121) can AFFORD to buy there (as opposed to UC, DM, SV and LJ). Truly, I’m not trying to “condemn” MM! I have nothing against it. It is in an excellent location for SV workers.
What if any of those medium-sized or large firms decide to move to the state of SD .. or LA? It’s been “done” before, you know.
All I’m saying here is that the typical construction and interior location of MM is not necessarily “desirable” to the masses but for its easy access to well-paying jobs. You must agree that it is 100% ALL on tract! Really, I have no problem with the area … in general … except it tends to be hot in the middle of the business day … but so do many other areas of SD County. In addition, there are other areas of the county that suffer from the same construction defects as MM.
I KNOW that MM is your “hometown,” AN. You are fortunate in that MM is/was a good place to grow up. There’s really nothing wrong with it. I’m simply stating here to “caveat emptor” (as a buyer). This applies to many communities in SD (other than MM).

1. Explain how an import of H1B workers will cause MM to fall?
2. Since when does any of the latest properties sell based on “redeeming qualities” in the construction these days?
3. If you predict a big doom and gloom like the major employers changing in SD…At that point…Mira Mesa is the last place you have to worry about…Or for that matter coastal areas….Everyone in SD gets hit..So in that scenario (which is unlikely), it’s suck for everyone….Including your hood.

MM have always been cheaper than UC, DM, and LJ (I left out SV, because I’m pretty sure you’re referring to the west side of MM). BTW, I’m also assuming you’re talking about MM and not SV workers, since there’s not a lot of workers in SV.Some might move, but the biggest one in MM are not moving anytime soon. They’re actually expanding in MM. Do you think a company would expand if they’re in the process of moving? They’ve been in MM for 25 years, why would they move when they’re in the process of consolidating all of their builds to be in MM?
I don’t want to sound too cliche but it’s all about location, location, location. Again, hot in the middle of the business day? It really depend on where in MM. My house gets plenty of canyon breeze. I go home for lunch everyday and it ain’t hot most of the days. The last 3 years, there were only about 2 weeks out of every year where I wished I had A/C.
What’s wrong with TRACT? Most of North County are on on tract. I personally wouldn’t touch custom houses unless they’re the 5000+ sq-ft type in RSF. I don’t know if most people care if a house is a tract home or not like you do. You seem to care a lot while I could care less.
So, care to mention a few construction defect you’re referring to and which area of MM have those construction defect?

I would say, if said large company MM goes belly up or move, CV would probably get hit harder than MM. BG, with all due respect, AN isn’t cheerleeding MM for MM sake… Anymore than one might construe you having a bone to pick with any area that isn’t your hood…. It’s almost as if you’re like “well, I hope it doesn’t change, because if it does, I’m right,neener neener neener…”
You’re right, a lot of things *could* happen. Heck, a meteor could hit California, and sink the entire state into the ocean, making Nevada ocean front property…. In all seriousness, I wouldn’t mind if you were right, if your working on the ground floors, with *current* data to support your conclusions,….It would be noted, it would make me think, as what anyone who is out there reporting what they see makes me think….
That’s why I asked you about the MM construction defects you mentioned. Because if you have data to suggest there are outstanding construction defects that would be relevant to affect a home price, I’m all ears…Afterall, why else would you think it’s important to bring this up?
I think some of us are here to read what others working on the ground floor these days because not all of us can be out there looking every moment of the day…So at least for some of us, we appreciate what others who are working in the field actually are sharing with us. Whether each of us chooses to believe it or not, it’s an individual preference.
Because the bottom line is, when folks are reporting that MM is “hot” right now, it means I can spend less time looking right now and more time looking elsewhere or none at all…And when others tell me that they are having problems renting out property X, I can say oh crap better make sure to adjust accordingly. For me, and I suspect for some people on this board, we’re just trying to get information to make informed guessimate decisions….That’s all. (exceptions are probably off-topics, which I’m guilty of cultivating myself :()
FWIW: I don’t care if a house is made out of cardboard. If I could rent it out and cashflow it with good returns, without getting shot, and without getting convicted of a crime, to someone that wanted to so be it….
So like I’ll share. I’ve made a few offers on a few prospective properties in MM within 1-2 moths, all of them came back as a multi-counter-offer scenario…I didn’t participate from that point onward. In hindsight maybe I should have on one or two of them…But as folks have pointed out to me too, there’s always next time…So…well, I don’t know…

flu, my ‘hood is full of “retirees.” Only a small percentage of residents are “working families.” So it wouldn’t matter that much if local jobs left. I am +/- one mile from SD Bay and get those breezes.
That aside, I don’t necessarily predict “doom and gloom” for MM. But we ALL have witnessed the rise, fall and rise again of SM and SC Counties in (No Cal’s) “Silicon Valley.” It is what it is. Right now, RE in this vast area is HOT!! It encompasses roughly 45 miles north to south in comparison to SD County’s SV of 2.5 miles by 1.5 miles.
I don’t need to tell you all this, flu. You were THERE!
In the late summer of 2000, my spouse at the time was considering taking a job in Palo Alto and I was seeing asking prices of 2200-2500 sf 2-story houses in Sunnyvale of $450K to $500K on realtor.com. Just try to find that today, flu! The current asking prices for these SAME homes are TWICE as much and some are still dated inside, lol.
WRT H1B workers, they still have to have somewhere nearby their jobs to live, whether renting or owning. I should have stated “more offshoring of well-paying jobs.” This is always a looming possibility that takes jobs away from Americans.
The “high-tech industry,” historically, has been volatile and cyclical.
