Built in the 80’s, No neighbors crawling up your butt, a real back yard, good sized bedrooms and not so huge that Id need a GPS tracker to find someone in there (yah I am talking about your 3000+ pq homes across the canyon on lots half the size) . Sold in 2001 for 345k. I dont think itll go for ANYWHERE near that, supprised it isnt 50k higher in opening. Guess people are starting to look at reality now when listing. It wasnt too long ago that there were a whole bunch of MM houses with asking in the 600’s and 700’s. Now I only see 1 in the 7’s and very few in the 600’s.
I still think houses like this will go for the high 300’s when we are all said and done. 375-400k. 2500*125+20% is 375.
