And it looks like, other than price, they’re not really marketing it… Pictures of toilets and of junk piled on top of washing machines? C’mon….
I suspect they already have a buyer picked out. Nothing to base that on other than crappy photos.

I was able to buy a buy at about 15% under market. I believe that I got a good deal. The listing agent was from out of town.

May 9, 2012 at 11:26 AM #743364briansd1GuestYeah, not easy, but it doesn’t hurt to make an offer. There’s no cost to that, and you might get lucky.
On my deal, a traditional organic sale where the listing agent was from out of town, I was the first offer and it was promptly accepted. I believe the seller accepted too soon.
On another deal, a short sale, I was the backup offer and I got that one too. It took about 4 months to close.
I didn’t get my hopes up, but I got lucky.

No they don’t because chances are the property itself sells itself and I bet it goes contingent already.

This is true of a lot of MLS listings I’ve seen online. They can list it for whatever they want but any lender with half a brain will demand around 450K if not more.

Yep, the comps is around $450k. I’d be very surprised if the closing price is anywhere near the list price. do you have the listing price history of this short sale. Look like the owner tried to sell this since june last year, and it was in pending twice before it sold.
