The super low NOT probably is caused by the foclosure freeze in Sep,08, so I think we can say average NOT to NOD is 6 months.

Looks like we will have some summer blue and fall depression in 2009.

I was looking for a place for a few weeks but have gone back to my fence spot (it wasn’t even cold) because it wasn’t worth the time to look. A place hits the MLS, you go to look at it, and there are 3 people already there, placing bids!
