Low 500s? But how many sqft? I am looking for at least 1600-1700, more is better…. and I didn’t think I saw any recently…HIJACK – did you see the recent one in Montemar? I liked this floorplan in Montemar much better

Not sure if you have been inside but it is clean in there and shows pretty well. The thing I don’t like about the floorplan is it is really vertical. If you have big furniture forget about it because of the tight turns on the staircase. I am also not a huge fan of the white carpet but at least it is clean. Yeah I would agree with the advertisement on the MLS that it is move in ready. This particular unit E is insulated from the Nobel noise, it is very quiet. It is all the way to the back of the complex and does not back up to Nobel.
It is not bank owned and the owner has a balance of about 400k on it. It is a typical seller in denial. If he would have originally listed it at 500k he would have had the home in escrow immediately. Now that he has lowered it to 500k will he get it into escrow at that price or not is debateable.
As far as pricing/valuations go I think you and I are in the same boat BUT there are alot of actives in there. The problem is that you get an idiot like the guy who paid 555k for 7172 A and that just closed on March 11.
I see them going down… it just takes awhile.
I have not been in the 2ksf plan that you mentioned.

Hmm… I’m curious why do you say he’s an idiot? that he could have bargained it down? that he should have waited? Maybe he needed right away…That unit was listed for $589K (not sure if it was an REO) and sold for $557K and it was a larger, 3 bdr one – of ~1700 sf. Maybe he needed right away…That unit was listed for $589K (not sure if it was an REO) and sold for $557K and it was a larger, 3 bdr one – of ~1700 sf.
