3932 Caminito Amparo has a NOD. It went pending, listed at 500k. This will be the new comp in the area.
Until we see the sold price, which could be above the listing price…
There are other places in Barcelona listed for under 600k now.7110 Caminito Zabala listed for 550k.
Smaller, tenant occupied and needs updating.
3919 Caminito Silvela listed for 575k.
Needs tlc, the owners will give a credit to buyers…Not to be picky, just wanted to point out that if one wants to move in one of those, they have spend some money upgrading and fixing things…

March 17, 2009 at 10:41 AM #367677ScarlettParticipantSD R, did you check out this Avanti one – the largest floorplan – short sale at $570K now? (chasing down the market, unless it’s in bad shape?)
http://www.sdlookup.com/MLS-090006119-7115_Calabria_Ct_D_San_Diego_Ca_92122
jp I have been tracking Calabria for a client. He really wants to be in Renaissance in a big way. He is not hung up on Calabria but he has been stuck on it lately and really likes the 1600 sf floorplan. The is an REO put out by Dennis Desouza for this floorplan at 504k. Not bad compared to past pricing.
Not bad at all! I have seen in the past the 1600 sf floorplan at Avanti. It’s pretty nice, albeit too small for my household IMO.
Are you talking about 7155 Calabria #E, MLS 090009820?
It’s 500K, but it claims it’s move-in ready, not bank-owned nor short sale…
http://www.sdlookup.com/MLS-090009820-7155_Calabria_E_San_Diego_Ca_92122
I love the Renaissance area too, it’s beautiful. But I couldn’t afford what was there, and the smallest floorplans were too small for me to be worth the price. However, I noticed a lot of noise from Nobel, weren’t you guys bothered by it? Or maybe it wasn’t that bad in one of the interior units?
However I think that we need another year or two to see some nice drops. Maybe by late summer we will see some high 400s for the same floorplan, maybe summer of 2010 we see mid 400s depending on how things go economically.
Perhaps an REO would go for the mid 400Ks in a year or so…Regular sales won’t – too much demand I feel. Still, low 500Ks in a year or less for the 1600-1700 sf floorplans seems quite possible. I’d be interested in one of the larger floorplans in Avanti (~2000 sf) if they were in the low 500Ks. We’ll wait and see.March 17, 2009 at 10:41 AM #367968ScarlettParticipantSD R, did you check out this Avanti one – the largest floorplan – short sale at $570K now?
