I would suggest getting a assesor’s parcel map which is available from the county recorder’s website for $2.

The plot map should have dimensions on it. Using the dimensions, you should be able to calculate the lot sq footage for yourself. (Hopefully it won’t be too irregular of a shape.)

Post the apn and one of us will just email you the map and the assessor info.
Sometimes the assessor info and the address info do not agree.
Sometimes even city lots and county parcels do not agree.
Most likely somebody got lazy on data input or one of the sites you are looking at is in error.
