I am wondering if anyone has any recomendations for a realtor in the Carlsbad, Oside, Vista area?
Specifically, I have decided I want to put an offer in on foreclosures, and/or shortsale…or maybe several, see what happens. I would like to find a realtor that is willing to “play the game” with me. I am not emotional (well other than a temper) and am unwilling to pay more to own in Oceanside/Vista than rent a nice place in Carlsbad.
I do not want the nice respectable housewife/realtor, that just can’t understand why I wouldn’t want to buy this lovely listing as it sold in 2005 for $550,000 and the homeowners did nothing, but need to sell for $575,000 now so they can do a 1031 exchange….I just feel mean when I talk to them.
I have found some interesting places in Oside (Carlsbad border) and Shadowridge, they are shortsales, but are empty and have been listed for months.
I have spoken to realtors and they won’t even consider showing me a shortsale, let alone writing an offer. I would prefer not to waste my time or theirs. I do NOT believe that we have reached bottom (but think there are some deals out there) and it is once again a sellers market. 2 open houses this weekend, 2 realtors, both foreclosures assured me we were at bottom and I was crazy to think I had a chance with a shortsale. That and the office B%$ch who was unbelievablely rude when I called on a $350,000 house (not a shortsale)and said I was not working with a realtor (would use the listing agent if I thought it was worthwhile)and I had looked it up online and driven by and wanted to schedule a time to get a look. I was told the listing agent DID NOT work on Saturday and Sunday and she would leave him a message…..I informed her not to bother as I would go find a realtor and have them schedule the appointment.
Not trying to insult any realtors out there, but am constantly amazed at the level of incompetancy/stupidity in the real estate field (my mom is a realtor, but owns her own vacation property management company and refuses to sell houses, so no help). Really want a pitbull realtor interested in finding deals, working with a customer that does research herself, a customer that has a bit of an attitude, a customer that works M-F and would like to view properties on weekends, and expects her realtor to bring more to the table than I can do myself. Am I being unreasonable, please tell me?
I am not a realtor (though I have recently been accused of being one) and I am not making excuses for them, but $350K houses are incredibly hot right now in the areas you mentioned -hence the nobody will give you the time of day feeling. Otoh, if you wanna look at homes prices in the millions, those they will practically deliver to your door.

I don’t mind doing it with clients with attitude, but if you really want to buy something, don’t be surprised if it takes being within 5% of list price.
