I am not a realtor (though I have recently been accused of being one) and I am not making excuses for them, but $350K houses are incredibly hot right now in the areas you mentioned -hence the nobody will give you the time of day feeling. Otoh, if you wanna look at homes prices in the millions, those they will practically deliver to your door.

I’ve been making 2-3 electronic offers per day lately on behalf of buyers, and most go nowhere – usually no response at all.
I don’t mind doing it with clients with attitude, but if you really want to buy something, don’t be surprised if it takes being within 5% of list price.
Like outtamojo said, it is an incredibly hot market, and the competition usually ends up pushing the well-conditioned homes over list price.
