Just a word of caution on TuVu’s recommendation. Agents who “farm” a neighborhood have a strong interest in getting a high price to maintain their status as protecting property values in their farm. Not always the best choice to go with one in particular when they are the listing agent too.

I had a listing in Ivey Ranch last year, (hope I did spelled that right) and the local neighborhood expert sent letters out continuously about that issue. She URGED people to hold the line on pricing. Of course she was none to happy because my client cut and run and priced aggressively.
I also know of another agent who does the same thing for the Cypress Valley area in Scripps.
