You can sell the house without a lock box. You don’t need a sign either. You can even go as far as saying the house is available from 1-4 on Saturday or Sundays. That gives serious buyers as much chance to see your house as they need. You can either be there, have someone else house sit or put the lockbox on only during those times. You still have the option of taking an appointment at another time if someone asks.

February 2, 2009 at 10:55 AM #340445SD RealtorParticipantIn this market I would take as many measures as I can to get as many buyers as possible into your home. Try to understand the magnitude of what is going on in this day and age.
To remedy your concerns I would recommend the following; Rather then having a Sentrilock box put on your home, go ahead and purchase a combo lockbox for 30 bucks at home depot. Have your realtor put in the showing instructions that when someone wants to see your home, they call the listing agent. When the listing agent gets a call, they call you. You give the listing agent the combo, the listing agent gives you the appt time and calls the other agent with the combo.
After the showing you then change the combo. This gives you the security you need but also lets the home get shown as much as possible.

You really need to let the agents use the lockbox. Further, if you are serious about selling your home, make sure you stage it and make it look like a model home. We repainted, de-cluttered, and staged the house in one week. After 5 days on the market we had a full price offer, now in escrow, and a full price + as a back-up offer. We had to only endure five weekdays and one Saturday of showings. We have a 8 month old and a teenager, and we alternate days off so someone is always home. You need to stage the house. Good luckFebruary 2, 2009 at 12:05 PM #340475localguyParticipantLockbox
