Living next to a school, any school is always an issue. How close and what it over looks at the school are important also. Traffic at pick up and drop off is a big deal. Some wont mind but most will which ultimately decreases demand for the home and hence value. In a great sellers market (like now and the peak bubble years) it doesnt make much of a difference but if buyers have other choices they will go elsewhere.
A smart seller will sell such a home in Summer when kids are out of school and you cant see the real impact. If I was going to buy one next to a school I would want to do it during the school year to see the real impact as the mind can tend to minimize what the impact would be. If I was your agent I would try to talk you out of it. I would think that would be worth a discount of 10% perhaps more. Personally that isnt something I would put up with at any price but everyone feels differently.

No house/cluttered garage across the street to look at and no cars on the streets in the evenings or weekends. Worked out like having a private park with play ground etc. Morning traffic was a little tight, but I went into work late, after drop offs were done, so it wasn’t an issue for me.
I would have been much more hesitant with a HS though. More chance for vandalism, noise, dances etc. Most of my friends would say “it’d be great to live across from an elementary school, wouldn’t live near a high school though” for whatever that’s worth. I’d guess resale will be lower if you are in the walking path of high school kids. Just my 2 cents.

The home abuts the Deer Ridge street where there is a back entrance to the school ~ 100 yrds from home. The back of the school that is next to the home is mostly base ball fields and stadium.
Any thoughts on school/stadium noise, traffic, resale value would be appreciated.

It was assumed as quiet place but not any more, also this house is bit old style compare to other houses in that zone.
Compare to north of 4S Ranch, this house is priced a way high without much great look and looks with old style.
Make sure to catch those base balls or setup non stop video otherwise you don’t get a clue who broke your windows.
Resale value – forget about on this kind of priced and already 8 year old house. If you buy even at650K, this 8 year old(as per record date of make shows 2001) becomes 15 years when you try to sell. How many would come to buy old houses when new houses start building lower prices by that time. If you watch by now already new constructions are slowly starting or may start with affordable prices but not the peak prices. Maybeck giving 3000 SFT houses at 612K with default upgrades – so new constructions would sure come on the way forever. By 2012 the market is almost leveled with this kind of all priced zones vs new constructions keep emerging.
