You are not so naive to think that the premium of whatever it is represents schools alone? How about MR that are several thousand dollars less a year? How about an HOA that gets you country club quality recreation facilities instead of a town square with a fountain? How about access to city owned golf course? How about a drive to work that is 10 to 15 minutes shorter each way?
