Thanks SDR for updating. I'm looking to buy in CV in summer 2009 or later if we can continue to rent this detached townhouse near this good DMUSD school. Your CV stats is showing more inventory in houses compared to Dec 2007 and that's good for me. Sellers in this area are still in denial with their $350 PPSF wet dreams. Seems like this is 2005 peak prices, I'd hate to know what the price was back then. Here's a house for sale at $273 ppsf. Unfortunately, it is way too big (3800 sf) and it's not near an elementary school. MR and HOA is in my price range.
So the owner buys it in April 2004 for 940K. What makes him think he can sell it for more now? 04 was pretty close to peak prices. He sure didn't make any improvements besides his own's life improvement by using the house and enjoying it. It is good to see his price is lower than everyone else. Popcorn theory is starting to pop in CV.

oh, but wait…. It has tile counters, no built-ins and no designer paint! Will someone please flip this house and sell it. People aren't good at picking out their own counters or paint colors. <Sarcasm.>
