I do agree that 1 sale in 3 months is turd low. I had to double check as well. Note I am doing my search for 4S by putting the string 4S in the subdivision search field. Potentially when a listing agent enters data for the listing on the MLS, if they didn’t fill in the subdivision field properly then it will not hit my search.
By the same token I think the data displays that resellers in 4S are simply not pricing homes aggressively to sell and what little activity there is in 4S is mostly happening with the new homes from developers.
I just did the same search for solds in 4S since 1/1/08. So far there have been 21. 11 in January, 4 in February, 5 in March and 1 in April. (Again, the search was done with a 4S string in the subdivision field)

I had some minor minor surgery on my foot last night and it really hurt like a bitch. I was in a very sarcastic and wishing to get inhebreated mood so I wrote alittle hostile thread. I have the luxery of not buying anytime soon so I can be sarcastic and aloof alittle I guess.
I know all the problems with data gathering, I am sure there are more places that are selling than what I see or you can gather in a narrow search. It just seems that in a reality where prices are falling faster than britney spears career people would wake up and take notice.
I am guessing what what we are seeing now is either the truly superior properties selling or the few that need to sell due to vulagities of life (divorce, job loss, relocation…..). The rest will just have to wait till the end of 2009 when the first scheduled stop of the Temecula-SD “Pain Train” arrives. Expect anger, bitterness, crying, and alot of stupid UT articles about how “Now is the time to buy”.April 18, 2008 at 12:23 PM #189739DWCAPParticipantSorry SDR, I dont mean to pick on this thread or this area. It is manual and I have been pretty busy. Let’s see what the numbers say.
4/17/08 – 5/21/08
4S Ranch
– 47 actives (14 shorts, 4 REO) Several of the SS have offers according to the comments.
– 20 pendings (6 shorts, 6 REO)
– 12 solds since 4/17/08 (2 shorts, 1 REO)****************
4/17/08 – 5/21/08
92130
201 actives (9 short, 2 REO)
60 pendings (3 short 1 REO)
45 solds since 4/17. (2 short, 2 REO)One note here. I am simply looking for comments in the remarks or confidential remarks that indicate shorts or reos. However I noticed two CV listings that had nothing in the comments but that I know for a fact they are shorts.
