One last thing on SEH pricing. The 1400 sq ft townhomes in SEH are now selling around 300K (down from nearly 500K at peak). Investors are picking them up as they are cash flowing. Could something happen that will cause a cataclysmic shift in pricing…time for that crystal ball. Barring that, 2800 sq ft ocean view homes with lots of space around them for $300K would seem unlikely.

So…? are you implying that SEH with my desirables is near or about 6 months away from bottoming?
And could you recommend a second or third area choice since you kinda know my story and SEH seems to be the winner of the PP Thumbs Down Award?

I do believe that by late October most of the damage will have already be done. My belief is that at least 75% of the decline in SEH will have passed if not more. At that point you will have a couple questions to address:Are renting/temporary living arrangements unacceptable to me?
Do I value the lifestyle benefits enough to assume the additional downside risk?
Those are questions only you can answer and they are questions you will want to answer with good information and patience.
