Jumping in, need some quick advice

Well, the old lady and I have decided to stick around for a while and buy in San Diego (Carlsbad specifically). Looking around the $550-$700K range. I’ve been following the local markets but have not been actively keeping up with the latest trends that use to be the topic du jour here on the Pigg. So I have a few questions to those that are in the biz, if ya’all don’t mind.

Are short sales still going almost exclusively to all cash buyers or are some financed buyers actually getting deals done?

Is stripping out any contingencies helpful to winning a short sale?

Has the time frame for short sale or foreclosure responses gotten any better in the last few years or is it still ridiculous?

Are the asking prices for foreclosures or short sales pretty accurate wrt their closing prices?

Where is the best place to search for these beyond the free MLS sites like Zip and SDLookup and Redfin? RealtyTrac?

Good luck Dave and you should be able to find a great home. The price range you are looking in tends to be pretty competitive for nice well priced homes no matter what the situation. However, the market seems to be slowing down a bit because of the seasonality at play which you can use to your advantage.

Short sales dont require cash and financing is just fine. They require a qualified buyer working with a good agent both of whom have the staying power to make the deal happen.

Removing contingencies isnt necessarily required or even helpful. Every case is different. For a super hot listing it may help but otherwise you are giving away something you dont need to.

Time frames are all over the place and depend upon the lender and the specific situation. If you gave me specifics I could tell you how it would go with pretty precise accuracy as I have been involved in close to 100 short sales.
