Peeps that have watched PB, Mission Beach and So. La Jolla through other downturns…
Do you have opinions on how long PB can hold up against these market forces?
Any opinions on further percentage decline from here?
I’m trying to discern where (in the time cycle of downturns) the historical “stickiness” looses grip in these areas.

February 27, 2009 at 1:55 PM #356485jpinpbParticipantAll I know is OPP had his attempt at liquidation sale. The auction was a failure. They didn’t even finish going through the list before they packed it up. I might add, he burned through 40k for an auction that was a flop.
He is has not budged much on price and I’m wondering if that’s just b/c he can’t.
Also, they sure did start out w/a lot of money thanks to the wife’s inheritance, but OPP did overextend themselves in this cycle.

Places like Coleyville and Southlake which are fairly nice areas in Tex Asss with no income tax mind you are about at where you said, 2-3 times here. You do get an acre of land with them though that you can put a well on.
