11×30 combined family room / kitchen, 1 hallway 5×12 that leads to all secondary bedrooms, MBR opens directly into the family room. Doable if it’s a single-story.
And I was generous allocating footage to bedrooms.

A decent hood but close to the 92024 bario. The picture of the back patio screams water damage and poor grading but for $406 the buyer can afford to do some work to fix that.
