Participant
388 SF for kitchen, family room/living room, hallways, closets, etc. seems pretty tight to me.
11×30 combined family room / kitchen, 1 hallway 5×12 that leads to all secondary bedrooms, MBR opens directly into the family room. Doable if it’s a single-story.
And I was generous allocating footage to bedrooms.

ParticipantI rented on that street back in the 90’s. This house is probably far enough from I-5 to avoid freeway noise. A decent hood but close to the 92024 bario. The picture of the back patio screams water damage and poor grading but for $406 the buyer can afford to do some work to fix that.

How can it be far enough from I-5 to avoid freeway noise if it’s the second house from the freeway?
