I wanted to check recent activity in Cardiff as I’ve seem some for sale signs disappearing. Based the lack of much recording, my guess is the sellers gave up.
Anyway I am looking at recent closed sales at SDLookup and noticed a home that was 5/3 1540 Sq. Ft, closed at $406, or PPSF of $264. That last time this house sold according the listing was 1996 at $146.
So the owner seemed willing to take what he could and assuming he didn’t borrow like mad, still made out pretty well. The other thing that surprised me was in looking at the pictures the house was not as ghetto or junky looking as I might have expected just seeing the stats. It’s also back off of I-5 quite a ways. Originally started at 539 and kept cutting until the sale was right for someone.
Hopefully this has some impact on comps. If not for the IT job uncertainty I could have afforded that place. Of course this could have just been that “perfect deal” but there are some crap looking places around asking for well over $100 more per Sq. foot so we’ll see how they do.
Recently, the north coastal area seems to be cracking. I am noticing a lot of rentals on craigslist that I doubt were intended to be rentals, more likely homes that could not sell, also rent to own options on some condos.
