I have the not so original idea of making offers to buy properties that are not currently listed on the MLS. I know lots of you own homes and would love your input on any or all of the 3 questions listed below. My humble plan so far is select properties in the area that I like that have values in my price range and to call and/or send letters indicating my interest noting that they are welcome to contact me or my realtor to discuss.
1) How to select the properties with the best chance of success. (i.e. long term owners that bought way back for peanuts, owner occupied versus tenant occupied).
2) What is the best way to make offers to owners without annoying anyone. (I don’t want to harass — I just want to see if they would even be willing to discuss).
3) Best way not to avoid annoying the heck out of my realtor? (i.e. just send spreadsheet of properties contacted, owner info, and price range?)
P.S. I do understand that I am not likely to get lucky with this little scheme of mine, but I’d still like to try. 🙂
Big problem you are facing is that you will have to pay a premium, a big one, to get people out. Someone did that to my dad. He bought back in the 1980’s, and the house has more than trippled on him since then. Anyways, he loves where he lives, and would only consider moving if the price was right X 2, to compensate for his grief. I mean why sell your place for a “reduced” value? It obviously is in demand, people are MAILING you letters out of the blue trying to buy it.
