ParticipantThe areas I’m looking to buy are all gated track homes unless I can afford a lot more to buy a non-track. They got multiple tot lots and a community pool both only 10 houses away and I saw a lot of young kids playing on the streets (within the gated community). I don’t like track homes and HOA but my options are limited. Are tot lots and community pools almost as good as having your own yard and pool? Do the gates make the street safer for kids? It sounds like silly questions but I never lived in a gated place or a place with community pool before.

ParticipantGated should cut down traffic on your streets which makes them safer for kids. Community pools (if nice) are great too as you dont have to spend the time or money to maintain it yourself and there are often other kids there for your kids to play with. We love the pool in our community. Same goes for tot lots/parks here and we have a big backyard too.

ParticipantThe state of the “yard” is important as well. Huge unfinished lots come with huge price tags to landscape them. It isn’t uncommon for some of my neighbors to have spent 100-200k for landscaping. Then, there is the maintenance on top of that.
Lot size is likely much like having a pool. Some buyers are going to list a pool as a must have, while others will be completely turned off by the idea of having one.
I have a small yard which is sort of the best of both worlds for my family. There is room for the kiddo and dog if they want to go right outside and play, but not enough yard to break the bank maintaining / landscaping it. For the backyard football game however, we go to the park nearby.
