Having a yard is a must for me. I do have a toddler and it’s so much more convenient to let him play in the yard than having to take him to the park. He has toys in the yard that he plays with. If he want to play with those toys at the park, I’d have to pack up those toys in the car and unpack it at the park. Which would be a huge hassle. Right now, the toys just sit in the yard and when he wants to go play with it, I just take him outside.

When your kids get older, if you have a yard they can play outside while you get something done inside. If your only choice is a park, one parent will always have to go to the park with them, which is less likely.
