I need help

More specifically, my friend needs help.

I’ve been here regularly for last few years though rarely post. I respect and enjoy all the views here.

So here is the situation:

My friend, who I’ve known for 30+ years, has been living in Norway for the past eight. Prior to that he owned in La Costa. A job offer is bringing him, with family in tow (wife, 3 kids aged 1-7) back to North County. He’s able to go conventional loan to about a million. I suggest rent and wait a few years, but he’s busy looking in Carlsbad (new and resale) as well as other areas. I suggest if he must buy now to do so in Olivehain, Elfin Forest, or another area with some land, or go cheap in good area and save.

His concerns are schools, neighborhood, and wants 4 bedrooms 2500 sq ft. plus.

I’d love some feedback so we can help him make an informed decision.

Otherwise I like some of the older homes in La Costa Valley… Perhaps something in Solana Beach? I am not overly thrilled with Olivenhain. I do like the Elfin Forest recommendation but is that the lifestyle he will like?

What is important to him? Coastal proximity? School districts?

He loves SB – though pricing is tough.
He likes Elfin, but his wife feels it is too far out.
I believe it would be great for raising kids and will certainly do at least as well as other areas in terms of value.

important (his view) – quick commute to Carlsbad (Palomar airport area within 15-20 mins works well), schools, close enough to beach. not too far from friends in SB, DM, etc.

important (my view) – no big HOA or Mello, relatively good value, unique enough to not drop hard if things go south, land, land, land. manageable mortage and overhead.

Invite him to bring over the other 5 million or so Norwegians and their highly valued (relative to $) krones to help prop up the US housing market.

Actually, it’s usually good advice to rent in an area you want to live in first to understand the subtleties.

Is it possible that the job offer (corporation) is influncing his decision by way of paying closing costs, relocation costs, etc? If so or if he and his family just feel more secure owning then all you can do is guide him to less expensive areas that meet his families concerns and needs. Good Luck!

I say present him the facts as you see them. Point him to some articles that discuss the situation and then get out of it and let him make his own decision. In general, you cannot influence people and pressuring them to make a decision that differs from their won’t get you anywhere. Not to say don’t be involved at all but don’t pressure him to see your way. It won’t work (typically).

If he’s going to be here for 5-10 years have him look in La Costa Valley, but not the older stuff from KB or Shea. Tons of problems there (lawsuits) and you’re right by the school with the 900 SUV’s every morning and PM not too mention soccer, softball, etc on the nights and weekends.
