I’m looking at this Carmel Valley property

I absolutely agree with you. Planned communities are almost like death, IMO.

Planned communities like Santee and Mira Mesa have a shopping core surrounded by houses. But Carmel valley has nothing because “upscale” communities can’t have low-brow stores such Target and 7-Eleven.

I don’t like planned communities, but I undertand the draw. People want new with modern amenities, clean with a certain snob factor — entrance monuments that make them think there’re entering a mansion, etc… People also like unformity because in uniformity, there’s safety. It’s the pack animal instinct.

My problem is that I like organic growth communities, but I don’t like old and dilapidated. I would have to spend some money to restore an old house to modern standard of comfort. The old houses are not priced right to justify the purchase and restoration, IMO.

Also most folks who buy exhaust their funds so they can’t restore anything. Buying a new/newer house is the path of least resistance.

NP, I don’t live in CV, so I don’t have any dog in this fight. However, I understand the draw and why some people would give this area the premium it has. You might not care about the 10% but those who buy in CV and give CV its premium does. LS has its own draw, and that’s why it has similar premium as CV. It just draw different crowd.
