I have plans to purchase a smallish (1300-1500 sf) SFR in South Lake Tahoe right in town. I’m considering doing this in late 2011 and turning it over to property mgmt after rehabbing it a little. Of course, me and my relatives will get to reserve the days/week(s) we want to use it also! In about 3 years, I’ll do more renovation on it after the conclusion of ski season and spend much more time up there or even turn it into my permanent home :=)

From those numbers, it really DOES seem like there isn’t much current residential active inventory available right now. Either that, or the vast bulk of active listings are now < $500K.

That all sounds wonderful but I have no desire to do that more than 2 or 3 times a year and I can afford to get on a plane or drive to do it. Where do you go for sushi? Life is all about choices and you have made yours. If you are happy there, great! I just wonder why you are still hanging out on this blog and pining for the SoCal lifestyle.The OP should make their own. With a 200K income, he/she can easily afford a very nice lifestyle in SD if that is what he/she wants.
