Doing a quick search of property currently for sale in San Diego that’s >$500k, San Diego proper have 1710, NCC have 2270, NCI have 370 and east county have 10. So, there’s a total of 4360 property in San Diego County >$500k.

I don’t know about the others, AN, but there’s something wrong with your east county number. There are far more than 10 properties for sale in East County that are listed for >$500K. I would venture that it’s between 500 and 1000.

Are you sure you’re not just looking at ONE zip code??

In addition, South SD County has several hundred listed properties with asking prices > $500K (maybe over 1000 properties).
