The area is nice but just like 4s, most houses are on tiny lots with small backyards, close proximity to your neighbors. The mello roos are as high as possible. If you really like the area I would look at 4s. Pretty much the same type of houses but with slightly lower mello roos.

We were driving around Del Sur and 4s Ranch several times. We get a resort like feel in Del Sur for some reason and like it better than 4s. Just thinking hard whether that extra mello roos is worth compared to 4s ranch.
I think we are ok with the size of the lot.
December 1, 2011 at 11:25 AM #733768Oni KoroshiParticipantI don’t think the mello roos and HOA fees are worth it in either community, but maybe that’s just me. I find it hard to swallow putting in an extra $500 a month in extra fees for a large home on a small lot of land.
The $800k+ homes seem to have decent sized yards though but for that price you have a lot of better options around the city.

But, there is no community that compares. It is a young family paradise. We know every single neighbor on our block. There are 6 gated pools — soon to be 8. Events are put on by the HOA, like “movies in the park” in which they not only screen a movie, but have theme photo backdrops for kids to dress up and take pictures.
The Del Sur Elementary (walking distance for all children) now ranks in the top 10 of all API scores in California after only 2 years of opening.
On any given weekend night, my wife and I receive multiple text messages from our neighbors that invite us over for BBQ, poker, drinks. We watch our neighbor’s children learn to swim in the pool in front of our house.
It is awesome. Eventually, we want a larger lot, bigger house, lake in the backyard and all that…but for the early family — Del Sur is perfect.

May 30, 2012 at 2:25 AM #744525pjwalParticipantThere has been only one resale on the two blocks that adjoin our back garage alley in the year that we have all moved in. The family has decided to grab a bigger house in the neighborhood and is considering renting the one they have. Two of the 12 owners on our row are second home buyers in Del Sur that wanted to live in the location that we have that sits on the park. Not an investment diversification strategy I would necessarily subscribe to, but that should tell you something.
Lots of new houses still coming in, but Del Sur has that unique neighborhood “nook” “protected” “home” feel.
My wife and I looked all over North County and we did not get the same feel anywhere. We loved some of the homes we saw in La Costa area (where we bought our first house), but it never felt the same, nor could we imagine the realization of quality of life we now have in Del Sur.
It is an amazing place to live.

Really? Did a quick search and Del Sur Elementary API score is 944. In San Diego alone, here are some elementary schools that score higher than 944:Curie Elementary
Torrey Hills
Sage Canyon
Solana Pacific Elementary
Sycamore Ridge
Ashley Falls Elementary
Carmel Creek Elementary
Deer Canyon Elementary
Adobe Bluffs Elementary
Creekside ElementaryThere a many more, but these are just the first 10 I run across. So, how can Del Sur Elementary be in the top 10 of all CA when it’s not even the top 10 in San Diego?
I agree about the fact there are a lot of young family there. I know someone who live there and on their street alone, there’s at least 3-4 new borns in the last few months.

Interesting observation. The school itself is HUGE. I wonder if most of the classrooms are empty…May 30, 2012 at 11:09 AM #744546sdrealtorParticipantFWIW the community feeling he described is exactly the same in the neighborhood adjacent to where he used to live. He just couldnt get a brand new house and move in the same time as all his neighbors. There is defintely something to said for that as that is what we did. The only problem is 10 years later many of the neighbors we loved are gone. Replaced by nice new ones but not the same as when I first got here and I suspect he will experience that also soon enough.
And the API scores at the school his kids would have went to were 961 last year:)
