During my short stint(11/05 – 6/07) living back in my hometown of SD, I watched the housing market like a dot-com era day trader, hoping for signs that I would be able to eventually jump in and buy an affordable 3bdrm/2ba home in South Carlsbad for about $250k. I read everything I could find on the SoCal market, which lead me to this site (of which I’m a big fan).
When I told family & friends the $250k price I was waiting for, they responded with skeptism at best. With all the info I learned about housing fundamentals, economics, etc & truly believed we would see those prices someday.
Even when we left last June, the best price I could find was a tiny 3bdrm condo in the low $400k range.
I still get the ziprealty listings in my email, and I just smiled when I saw this one…

Granted this is an REO, & of course this listing is far from anyones dream home, but I just didn’t see this kind of price 10 months ago for that area.
It’s hard to believe how far things have come since November 2005.
Yep as more bank stuff comes to market we’ll see it go down a bit more. I’m guessing 2002 prices. Sales aren’t too bad this spring. But this summer/fall it will start to slow down again.

I posted my find on the Clairemont thread. I was excited to see a SFH for 270k there only b/c to me it means the land tsunami is slowly inching it’s way to the coast.
