I do it for two reasons which are part of the core of who I am and what drives. First I have an internal hard wiring that drives me to help people if I can. Thats what I try to do here and I cant not do it. The other is an equally strong internal wiring to win and more accurately to be right. I find that I have always had a very tough time giving up when confronted with people that disagree with me. Its another part of me that is hardwired. So here I am, to thine ownself be true.
As for wasting my time here, it works for me in both of those regards. My business is more than fine and in fact it is booming beyond my capability to take on all the clients I have the ability to so I pick and choose those I like and want to help even moreso. It took a long time to get there but for now Life is Good.

Regarding your post. If you can find a place to buy that you are happy with, and payments are cheaper than rent, then go for it. Nobody even in the bear camp will argue that.
But, just keep in mind that the probability is that the value will go down. So, as long as you stay for a long time in this house, shouldn’t be a factor. But, if this isn’t your “dream” house and you have ambitions to “move up” in a few years, forget it, this most likely won’t be a possibility.
Most of the “screaming deals” today are not in the premium coastal areas that some of us live. In my neighborhood it is still WAY cheaper to rent.
