Too bad NAIL didn’t get back to yesterday’s high. Maybe it’ll do it tomorrow.

Zillow is a marketing company. They make money selling advertising and leads. The tougher the market gets the more willing naive realtors are to spend even more on worthless advertising and leads. They are still 25% above pre pandemic and ibuying misadventure[/quote]
Zillow just plowed through their 52week low today, Redfin is doing even worse.

He is making bank.[/quote]I’m not mentioning these crashing companies to brag about my short profits, the point is it is an obvious indicator of the upcoming housing crash (and overall economic crash). Some of you insist on keeping your blinders on so I feel the responsibility to point these things out.
I wish I bought Puts on Zillow and Redfin last year, that was absolutely the “Opportunity of a Lifetime”. They are on their way to 0 much like the subprime lenders last crash.
But hell yes I am shorting homebuilders and Nasdaq right now.

Made money and on to the next opportunity. Have you ever owned a home? I doubt it because you don’t understand how any of this works. No crash in sight.

Lol, I don’t care if you do. My financial outcome does not depend on what your opinions of your expertness is or isn’t or needs validation of my decisions from a public blog….I’m pretty much done worrying about my finances and housing, and it’s been that way for a few years.

Simply not true. Over the years I have talked countless people out of buying. Last month I got a PM here and when the person explained their situation the answer for them was to be patient, continue saving and wait things out a bit more. Every situation is unique even yours. You are uniquely a complete loser

If true and a crash is coming, that’s great news for investors and young first time homebuyers that just started their careers and life and can get a place of their own from the get go, instead of waiting decades for a bottom and sending it to a landlord.

Yes improved affordability for young folks would be awesome. There should be rewards for working hard and living responsibility. Most of us here had that opportunity of a lifetime and took advantage of it. I’d love to see that for those smart enough to recognize it when and if it comes around here again
