Their standard of care is very low. The one I was involved in was doing it as a secondary source of income. They don’t cost much to get and they are generally not worth what you pay. There are some good ones out there, tho. But I wouldn’t trust an inspection that cost $350.00.
I think it’s possible to make a living doing it. Hook up with some local brokers who will pimp him on their website, and the agents will refer their buyers to. I wouldn’t advise getting E&O insurance. It will put a target on his back and encourage claims/lawsuits rather than discourage them. A young person with a start-up business, with zero assets, does not make for a good defendant. Particularly when you have to cough up tens of thousands of dollars just to get a judgment, which isn’t worth the paper it’s printed on.
