There is a home I am interested in in Rancho Bernardo that is some what close to a 55+ community. Would any one know if home values are affected by the proximity to these seniors communities? That is would the same home sell for more if it was not as close to a 55+ community?
I have no idea how it affects prices. I live a few blocks from a 55+ community and overall I consider it a positive for the neighborhood… Lots of seniors out walking, going to from the library/store by foot. They don’t drive on the residential streets at break neck speeds – staying well below the 25mph. I consider it a plus to have the community as a neighbor.

Generally, homes in a 55+ community are cheaper than a non-restricted community. On the flip side, I would think it is more valuable to live in a non-restricted home which borders a lot of 55+ communities. Age-restricted communities are usually well-kept, aesthetically-pleasing, and quiet.
