I have no idea how it affects prices. I live a few blocks from a 55+ community and overall I consider it a positive for the neighborhood… Lots of seniors out walking, going to from the library/store by foot. They don’t drive on the residential streets at break neck speeds – staying well below the 25mph. I consider it a plus to have the community as a neighbor.

On the flip side, I would think it is more valuable to live in a non-restricted home which borders a lot of 55+ communities. Age-restricted communities are usually well-kept, aesthetically-pleasing, and quiet.
