Holy smokes hotel prices- almost everywhere I look the 3 stars are high 200 to high 300/ night. Hotels.com says San Diego area is 90% booked.

Kayak or Expedia, quite a few motels on the north coast in the under-$120 range as well as under $100. Hotel is a place to sleep, nothing fancy needed as long as it’s clean. When you’re asleep, who gives a rip about number of stars?

I agree. Hotels expensive everywhere we went in CA this Summer.

I had decent luck with hotwire.com on the hotels where you don’t know the hotel until you book it.

Even then, there are $40 in taxes and fees on a $140 room.

Yes hotel rates are up everywhere.
And mandatory resort fees and parking rates are increasing.

Back in Jan, Obama was going to force disclosure of resort fees, but Trump reversed the initiative.

Anyway, if you can run a vacation rental in a high demand tourist area, the returns are very good.

Last night I drove a couple from Boston to the airport.

They called 11 hotels and none had rooms. So they decided to camp of the floor of the airport for the night.

I offered to take them to North county but they didn’t go for it.

It’s peak season. Final wrap out for families that aren’t in year round school where summer education camps are done and school doesn’t start for another week or two.

Sheesh, people are too picky. Can’t find a four-star hotel? Stay in a motel or in a hostel-type hotel with a bathroom in the hallway.

We went to a conference in the DC area last year. Price of the conference hotel: $175/night. Price of an older hotel in the city itself: $80/night.

It was a 1* hotel by amenities, but well rated. Really nice staff, garden out back, clean rooms, great area with ability to walk to get food, but the bathroom and shower were shared and in the hall.

I think mean to say that hotel rates are up despite the home-share alternative. You would be correct because people now spend more money on experiences than on stuff.

There is high demand…. my cousin and I will be opening a multi-unit apartment building to home-share only.

Flyer do the city homeshare regs worry you?

There are so many vocal people against them here in OB. AirBNB could lose 80% of its SD revenue if they do not start pushing back. They are technically illegal but most of Mission Beach has been rented that way for decades. Previous city atty said the regs were too vague to enforce, the current one says otherwise.

Ending these rentals would send hotel tax and sales tax rev way down and hurt rents and property values. Meanwhile tourism jobs would get killed since even with short term rentals hotels are 95%+ full.

I have been using the free rebid method on priceline for 15 years now.

My best scores were 4 star rooms in NYC, Paris, and Amsterdam for under $100 a night and the huge Hilton in DT LA for $50 (where they filmed the famous scene in True Lies involving a horse and helicopter. Great movie.)

Those deals are long gone however, and the past year priceline instant deals have been better than bidding, but still not that great.

Why would hurting rents and property values, both of which are overpriced, be such a bad thing?

The place is not in San Diego, I’d rather not say where; but I do worry about local regs.

Yes, there are so many people against home share, from hotel industry, uppity Nimbyism, affordable housing advocates, nosy neighbors, etc…

Rental through the Net is the way of the future though.

BTW, HOAs are now watching Airbnb like hawks. Property managers are trained at seminars specifically for that. Local managers talk to each other and share info across communities.
