I’ve looked at a couple of them there a couple of years ago. VERY HIGH HOA – $400 / mo – much more than any MR you would pay in PQ or SR (and MRs are not quite forever you know, and they are fixed). Besides, the HOA there did not take good care of the exterior (at the time) – some of the stucco was crumbling, stained, etc.
EDIT: the HOA is on top of an already higher price that what the OP is intersted in. IF each $100 in monthly fees is equivalent with 20K in price (which I am not sure about) that is equivalent of paying for low 500K SFR…

I just went back and looked at my (now scanned) photos of x-mas in that condo and it was actually x-mas of 1980, lol. My friend left right after x-mas and we stayed to take care of her small dogs. The x-mas pics show a FP next to a patio door, like these units.
For some reason, I was thinking there was a step up from the front door to the living room and also a staircase down to the garage but I could be mistaken and been confusing it with the Eastbluff condo. The condo I pet-sat in was apparently 2 stories.
Yes, I thought the dues were high also, but ALL condo dues are high now. Even UCGal’s patio home dues are $303. This complex which has $396 dues has (or had, anyway) FANTASTIC amenities, as does the Mahaila Ave complex.
The second listing I believe will sell for $415K to $425K and the first (remodeled) listing will sell for $435K to $450K. Yes, they are out of the OP’s current range but he/she has stated they want to take up to a year to save more money before they purchase. In particular, these 1700+ sf 4 bdrm units are suitable for a family and are situated in 92122 in an excellent location.
