ParticipantI saw a house on http://www.ziprealty.com (I’m on that ALL THE TIME) in Harveston, which looked nice…it that Mediterranean/tower lookB..anyway, my husband and I drove up (we are renting in Redhawk right now) and I thought it looked like a GHETTO.
I hope I’m not offending anyone who lives there, but the lots are SOOOOO SMALL. Like 3000 and 4000 sq feet. So, there are “McMansions” sitting on top of each other, on tiny lots.
The “lake” is not very large and I dont think you can even take a boat on it.
Personally, I wouldnt live there. It just feels too cramped.

ParticipantI have lived in Harveston for 2 years. The location in relation to the amenities of Temecula is second to none. The lake/pond is decent. Most people that congregate there are cool, but sometimes you have these low lifes, and those who think its a great place to fish? Thats not to say that homowners don’t have a bit of an ego because they live here. There is a bit of an elitist attitude that a few residents radiate IMHO, kinda like Morgan Hill.
Taxes are high, around 2% and hoa is over 130. This makes it expensive to live here. Most lots are very small here. The bigger homes have bigger lots, especially the subdivisions that have single stories, those lots tend to be bigger. The lot I’m on is about 6500sqft, but you can find a few over 10,000sqft like so.

After happily renting here for 2 years, I probably wouldn’t buy here for the reasons above. I want a bit more privacy. The lennar homes in here have great floorplans, and lots of extras. There are lots of foreclosures, and IMHO many more to come.

ParticipantI’m somewhat surprised that the City of Temecula allowed Harveston to be built.
For one thing the congestion on that side of town is pretty bad, and it is the epitome of a ultra high density primarily SFR community.

ParticipantI live in Harveston. I’ve lived there for almost two years.
I really like the area. It all depends on what you want/need.
If you want a big lot, lots of space, and privacy, then it’s not ideal. As others have commented above, the lots are generally on the small side. There are quite a few different builders and different subdivisions that went into Harveston at different phases, and all have different plans, different sized lots, etc. The “cottages” which line the lake and the immediate areas behind/around the lake have the SMALLEST lots in harveston and in my opinion, a poor design. it maximized the number of houses they can put in…but it’s not my cup of tea. the cottages have garages in the rear and the “front” of the house does have a street in front of it, but no driveway. so to park your car you have to approach your house in an alley that runs along the back. it’s very tight and looks like a condo/townhome parking. the houses are so close they look/feel like townhomes – despite being free standing.
There are a few developments that have larger lots.
One thing I’ve noticed about Harveston is that there are VERY few lots that have secluded/private rear yards. First off, the cottages do NOT have backyards…they have a small amount of space between the house and the rear garage…very condo feeling to me.
the other areas that have rear yards either back up onto major streets, interior streets, or back up onto other houses. I have a lot that has a secluded private rear yard that backs up on a greenbelt – but there aren’t a lot of lots iwth that type of location w/in harveston…so you have to consider what you want/need.
one thing I do like about harveston is the HOAs. someone above said that harveston looked like a ghetto..with all due respect, I’ve seen ghettos and Harveston is NOTHING like that at all. the lots in some areas are small, and the houses look cramped, but they are NICE looking houses, and 99% of them have well kept yards. the association does enforce the rules. a neighbor of mine was fined for having a boat in their driveway – it was there for a week or two…they don’t normally keep it there, but got lazy, dind’t return it to the stoarage yard and got nailed. another neighbor got a warning/threat of fine for having some oil stains on their driveway.
I have drien through areas on Winchester/French Valley that have better prices for more square footage and no HOAs, and the yards look like crap. 5 cars in the driveway,front of the house, boats, RVS, motorcycles, oil stains, dead grass…and there are 5 houses in a row like that…THAT looks crappy..not ghetto crappy, but it does not look like an upscale neighborhood.
I personally find tha tmost of Harveston is well kept and in general a nice area. the location is great. 5 min to the mall. 5 min to the freeway. 5 min to Costco. it’s also 5 min to my job. π
if you commute to San Diego, then south Temecula migth be better, but if that’s not an issue – Harveston is very nice.
The lake is great. it’s not Miramar Lake with fishing, and power boats…it’s “large pond”….but it’s pretty, well maintained, and most of the people there are walkign their dogs, jogging, etc. you don’t have gang bangers drinking 40 ouncers on the lawn… the worst thign i’ve seen is the occasional high school couple that are making out on the grass or something…not exactly hard core criminals..
Harveston has a nice pool/spa facility. the clubhouse is available to rent for parties and it is very nice. there are several parks in the area – there is a kiddie park right next to the lake.
i have three small children, and part of why we like Harveston is the kid friendly atmosphere. you can walk from your house (if youlive near the lake) to the lake, let your kids play on the swings, jungle gym, then walk around the lake, and b/c it’s not so big, you can walk around it with kids…and then go back home. you get out, get some fresh air, see some water, let your kids enjoy being outside, and you don’t even have to get in the car.
personally, i would not buy ON the lake. i know people who live ON the lake and they love it. they like the view. but i also hear them complain about the foot traffic that is constantly going by…because the joggers, bikes, etc will be walking around your front yard…not IN your yard, but back and forth near it.
i’d rather live slightly OFF the lake, but close enough to walk to it. which is exactly what i have.
with the prices falling, there are a lot of good deals to be had in Harveston.
if you think you like it but don’t want to buy, then rent something and try it out. if the choice is north Temecula, I don’t think there is anything aside from Hareston that is as nice for the money.
especially if yo have kids…i think for a family this is a nice area.

GuestAs I stated on another thread, I drove by Harveston last night to look around at the community. My observations: First thing, the lake looked magical at night with the old-fashioned yellow street lights shining on it that they have positioned around it. It was chilly, but nonetheless, there were a couple people out around the lake. A woman walking her dog and a young couple hugging. The cottage-style houses right off the lake were on teeny, tiny lots. They were right upon each other. I can see why someone made the ghetto statement, although it was too clean to call it a ghetto. And I agree with 23109, those houses were very condo/townhome feeling. On those houses, the driveways were in the alley and again I agree with 23109, it’s not a good design imo. I think, due to that design, more cars were parked on the street that could have been parked in driveways. BUT, the driveways WERE clean, and they had trees planted around each driveway to soften the effect.
The houses further away from the lake had the driveways in front (yeah, better design) and bigger lots. The proximity to the mall and freeway were great. The home I rented and am about to leave in Rancho Bella Vista is far from the freeway and a real pain.
In summary, it did look like a nice place to live overall.

GuestI will tell you what….I have lived for 5 years on an acre of land in the hills in a 5500 sq ft home, and I have recently moved to Harveston. Even though the homes are small and the lots are tiny…I would rather live here than anywhere else at this point in time. People get so caught up in keeping up with Jones that they forget to enjoy life….I know because that was my family. Harveston is more than a place to live it is like a family. The people are the nicest I’ve ever met, and the atmosphere is active, fun loving, family oriented, and down to earth. Every time I take my kids to the park that is just steps from my home I meet some nice family and end up chating for hours.

GuestTWRAY, yeah, I did like the vibe I got when I toured Harveston. I haven’t been in there enough to determine how much of an elitest attitude the people in the community have (which I don’t care for), but then again, you’ll find that in most nice communities. I’m seriously considering purchasing a house there. I like the lake, and of course, the schools are good.

My in-laws tried the whole it’s better here thing in Harveston. Did not work out for them. Just off the lake near the pool house. Probably the most ideal spot. They had all the pluses for the place going for them. Kids, location, etc. etc.None of that matters now. It comes to basic math. No one can hold out long enough to survive being underwater on the mortgage. The real average household income for the residents are 50-70k. That pencils out to homes from 150-350. We are no where near that.
The build out has stopped (unfinished pads in the SW area). The teaser loans are only 2-3 years old for most of the homes. The HOA is low because most purchases at the end had that thrown in for 1 or 2 years. Banks with REO’s ignore HOA fines, foreclosures don’t pay HOA’s.
I did a tour of the Repo’s, the sales center is a repo next to the pool house. You have lot’s of choices and a lot more to come.
Don’t be in a hurry to Buy into the dream. Harveston is not going anywhere. Give it another 2 years or so (2012 is better) to weed out all the bad loans.
Dont’ buy on the lake or near the big park. Too much traffic and parking is taken up by everyone who can’t bother to walk to the lake or park. Aim for half way between the park and lake on the south side along the landscaped paths. Save up for a downpayment. The only thing that will matter in the future is 20% skin in the game.
It is going to get worse for the IE and the rest of us. ID some lots in REDFIN as favorites and sit back and watch.

Even though the homes are small and the lots are tiny…I would rather live here than anywhere else at this point in time. People get so caught up in keeping up with Jones that they forget to enjoy life….I know because that was my family. Harveston is more than a place to live it is like a family. The people are the nicest I’ve ever met, and the atmosphere is active, fun loving, family oriented, and down to earth. Every time I take my kids to the park that is just steps from my home I meet some nice family and end up chating for hours.

GuestI will tell you what….I have lived for 5 years on an acre of land in the hills in a 5500 sq ft home, and I have recently moved to Harveston. Even though the homes are small and the lots are tiny…I would rather live here than anywhere else at this point in time. BUT, the driveways WERE clean, and they had trees planted around each driveway to soften the effect.
The houses further away from the lake had the driveways in front (yeah, better design) and bigger lots. The proximity to the mall and freeway were great. The home I rented and am about to leave in Rancho Bella Vista is far from the freeway and a real pain.
In summary, it did look like a nice place to live overall.

I really like the area. It all depends on what you want/need.
If you want a big lot, lots of space, and privacy, then it’s not ideal. As others have commented above, the lots are generally on the small side. There are quite a few different builders and different subdivisions that went into Harveston at different phases, and all have different plans, different sized lots, etc. The “cottages” which line the lake and the immediate areas behind/around the lake have the SMALLEST lots in harveston and in my opinion, a poor design. it maximized the number of houses they can put in…but it’s not my cup of tea. the cottages have garages in the rear and the “front” of the house does have a street in front of it, but no driveway. so to park your car you have to approach your house in an alley that runs along the back. it’s very tight and looks like a condo/townhome parking. the houses are so close they look/feel like townhomes – despite being free standing.
There are a few developments that have larger lots.
One thing I’ve noticed about Harveston is that there are VERY few lots that have secluded/private rear yards. First off, the cottages do NOT have backyards…they have a small amount of space between the house and the rear garage…very condo feeling to me.
the other areas that have rear yards either back up onto major streets, interior streets, or back up onto other houses. I have a lot that has a secluded private rear yard that backs up on a greenbelt – but there aren’t a lot of lots iwth that type of location w/in harveston…so you have to consider what you want/need.
one thing I do like about harveston is the HOAs. someone above said that harveston looked like a ghetto..with all due respect, I’ve seen ghettos and Harveston is NOTHING like that at all. the lots in some areas are small, and the houses look cramped, but they are NICE looking houses, and 99% of them have well kept yards. the association does enforce the rules. a neighbor of mine was fined for having a boat in their driveway – it was there for a week or two…they don’t normally keep it there, but got lazy, dind’t return it to the stoarage yard and got nailed. another neighbor got a warning/threat of fine for having some oil stains on their driveway.
I have drien through areas on Winchester/French Valley that have better prices for more square footage and no HOAs, and the yards look like crap. 5 cars in the driveway,front of the house, boats, RVS, motorcycles, oil stains, dead grass…and there are 5 houses in a row like that…THAT looks crappy..not ghetto crappy, but it does not look like an upscale neighborhood.
I personally find tha tmost of Harveston is well kept and in general a nice area. the location is great. 5 min to the mall. 5 min to the freeway. 5 min to Costco. it’s also 5 min to my job. π
if you commute to San Diego, then south Temecula migth be better, but if that’s not an issue – Harveston is very nice.
The lake is great. it’s not Miramar Lake with fishing, and power boats…it’s “large pond”….but it’s pretty, well maintained, and most of the people there are walkign their dogs, jogging, etc. you don’t have gang bangers drinking 40 ouncers on the lawn… the worst thign i’ve seen is the occasional high school couple that are making out on the grass or something…not exactly hard core criminals..
Harveston has a nice pool/spa facility. the clubhouse is available to rent for parties and it is very nice. there are several parks in the area – there is a kiddie park right next to the lake.
i have three small children, and part of why we like Harveston is the kid friendly atmosphere. you can walk from your house (if youlive near the lake) to the lake, let your kids play on the swings, jungle gym, then walk around the lake, and b/c it’s not so big, you can walk around it with kids…and then go back home. you get out, get some fresh air, see some water, let your kids enjoy being outside, and you don’t even have to get in the car.
personally, i would not buy ON the lake. i know people who live ON the lake and they love it. they like the view. but i also hear them complain about the foot traffic that is constantly going by…because the joggers, bikes, etc will be walking around your front yard…not IN your yard, but back and forth near it.
i’d rather live slightly OFF the lake, but close enough to walk to it. which is exactly what i have.
with the prices falling, there are a lot of good deals to be had in Harveston.
if you think you like it but don’t want to buy, then rent something and try it out. if the choice is north Temecula, I don’t think there is anything aside from Hareston that is as nice for the money.

For one thing the congestion on that side of town is pretty bad, and it is the epitome of a ultra high density primarily SFR community.

Most people that congregate there are cool, but sometimes you have these low lifes, and those who think its a great place to fish? Thats not to say that homowners don’t have a bit of an ego because they live here. There is a bit of an elitist attitude that a few residents radiate IMHO, kinda like Morgan Hill.
Taxes are high, around 2% and hoa is over 130. This makes it expensive to live here. Most lots are very small here. The bigger homes have bigger lots, especially the subdivisions that have single stories, those lots tend to be bigger. The lot I’m on is about 6500sqft, but you can find a few over 10,000sqft like so.

After happily renting here for 2 years, I probably wouldn’t buy here for the reasons above. I want a bit more privacy. The lennar homes in here have great floorplans, and lots of extras. There are lots of foreclosures, and IMHO many more to come.

I hope I’m not offending anyone who lives there, but the lots are SOOOOO SMALL. Like 3000 and 4000 sq feet. So, there are “McMansions” sitting on top of each other, on tiny lots.
The “lake” is not very large and I dont think you can even take a boat on it.
Personally, I wouldnt live there. It just feels too cramped.
