I love it!LOL! Thanks very much. Though I was wasn’t trying to validation for buying, really. It was that I was wrong in starting to worry that this was anything more than spring bounce….I knew you would chime in with great words of wisdom…I appreciate it.

There's no point in reasoning reasoning/convincing someone of something when data points otherwise.
When math and calculation that proves a certain travel time between two points is virtually impossible at an virtually impossible high traveling speed is refuted, debating anything else more complicated is a moot point.
Frankly, I think we'll eventually arrive at a point when some of us think we're smarter than what the data is telling us, and eventually some of us inevitability will convince themselves to never buy and miss the bottom or around the bottom, imho.
Not that I think the bottom has occurred. I'm just waiting for rentals to cash flow, which apparently some folks have been able to already do. Selling a primary for a profit of 200k +-100k and then trying to get back in later imho is almost not worth the time/effort/stress imho. Selling rentals/speculation on a 200-300k profit, though, is a completely different story.
