The situation downtown is happening ahead of schedule, waitinghawk and I have a friendly beer bet over the first 50% below peak sale and I am convinced the first will be found in Temecula/Murietta, Chula Vista or the East county, hell I don’t even track Downtown. There are many reasons why Downtown will take a blow to the head but it shouldn’t happen first and not during baseball season, this should work it’s way from the outside in. It’s a good thing I only bet beer and I don’t do this for a living because I am about to be proven wrong again.

August 10, 2007 at 1:27 PM #72850PerryChaseParticipanttemeculaguy, I do track Downtown. I have no doubt that you’ll get your free beer.
What is the criteria to win the bet? Do you need to show one example of a sale that closes 50% below peak? If it’s the Case/Shiller index, you might have to pay up instead.

August 10, 2007 at 1:47 PM #72980temeculaguyParticipantPerry, it’s a single example game but the lender fraud cases in Murrieta scandal don’t count. Rules are a bit loose, asking price that is 50% of past sale counts (comps considered), repo to bank doesn’t until the bank put’s it up because the heloc’s can give false sales prices, it’s gotta be avail to the public, no interfamily tansfers. Advertisements of a short sale listing price are a maybe because sometimes they are not realistic just trying to drum up traffic. It’s just beer so it’s not like there will be steroid tests for the winner, just a friendly quest.

August 10, 2007 at 7:46 PM #73108cyphireParticipantHey PerryChase… My wife and I have finally decided to bite the bullet and buy a nice unit downtown.
I think that this whole ‘housing bubble thing’ is overblown and the price / sq. ft. is finally where I want it.
Any good recommendations as you track the downtown market?
I would like a water view, at least 3K sq. ft. and want to be up high. Also I want a swimming pool in the condo.
I was amazed at that party for the new building…. Why wasn’t I invited?
