Being on land doesn’t ensure stable neighbors, it’s about the neighborhood and the pricing. There are plenty of people on land that choose it for reasons that make them bad neigbors. It’s about researching your future neighbors and it’s actually pretty easy with the internet. Some people choose wide open spaces for peace and tranquility, others for meth lab odor protection, no neighbors to hear screams and report domestic violence, some becuase they can’t get along with people. The odds are in your favor with your choices being the wine country or Deluz, because economics prohibit most of the undesirable neighbors, but those same economic barriers work just as well in stucco boxes, maybe better. I bet if your barricaded neighbor won a million in the lottery, he wouldn’t choose an million dollar tract home, because he hates the snobs who live there and there is no room for his atv’s and motorcycles. He would choose a 900k piece of land and a 100k mobile home to go with it, it’s in their blood. Fortunately for you he wouldn’t buy that land in the areas you like because of those pesky rules against riding dirt bikes, shooting guns and having appliances in your yard.

He bought that place with an arm and been there 1 year. I relate to the stucco boxes as bad because those areas go down fast once the foreclosures change the landscape and the people. If there are to many then only investors pick them up and rent to anyone including section 8 folks. Happened to us in the 90’s and I can’t bank our future on it not happining again that is why I like the land. BTW will they allow mobiles in De Luz? I know some parts of wine country they do.

Pardon me if my reply the other day made it look like I was speaking to you as if you were a novice at Real Estate or something like that. I read your posts and saw your determination to time it right and wanted to compliment you on that. That’s all.
In your post to Hawk you have described what has been going on out in my semi-rural-becoming -somewhat- affluent extended -suburb,perfectly. My wife and I just laugh and say “no such thing as a bargain.” Its getting better now as I anticipated it would but man did we have hell to pay with undesirable hold overs from the day when this was where people came to do all those wonderful things you describe.Even a few who bought after us needed a few nudges from code enforcement and the sheriff to finally get it together.The trouble makers mostly renters and hangers on have left. The others are starting to hang really low and will hopefully sell now that someone will actually drive out here besides a deputy.On the other hand there are a lot more “holy rollers” 45 minutes from town than you would ever imagine.Some are real cool but others are real defensive if you don’t speak “born again”.Then you got cousin Ned who never talks and who will look at you side ways and from no other direction. If it weren’t for the preponderance of meth heads I would have thought we left Socal. Our new neighbors just bought a smaller but otherwise similiar lot for almost 3 times what we paid 3 years ago.
