I’m trying to reduce my property taxes with the County Assessor and having trouble explaining to them the difference in price between my non-ocean view 2/2 condo in North County on the bluff versus a partial-ocean view (exact same layout) condo that just sold in December for less than mine is assessed at.
THE QUESTION: HOW MUCH IS THAT PARTIAL OCEAN VIEW WORTH?
I purchased mine for $595,000 in December 2006 (consequently $130,000 less than the previous buyer 1 year prior)
BUT,
One sold in December 2007 with the partial ocean view for $560,000.
My only comparable is a crazy neighbor with an even more ridiculous real estate agent who convinced her to list at high $600-low $700k practically next door to mine. (By the way she has a worse non-ocean view than mine.)
Complex has 50 units with varying views from 180 degree panaromic ocean, peekabo white water views between buildings, to garden views like my unit. We are on the beach bluff in North County west of HWY 101.
If anyone can give me any insight into a “value” of condo ocean view, I would greatly appreciated it.
Weren’t some of the condo conversions downtown selling by having sexy models walking around mostly nude in windows clearly visible from the open house? Maybe the view he purchased was blonde.
