For those on the sidelines after selling….

Our story is similar to others here. We had bought our home in ’00 and sold in Mar. ’06 in Ventura County. Once we had our first child in ’05 our plan was to move back toward where we have family…San Diego. We sold at the peak up there, although prices haven’t come down that much in the area. We sold as the equity we took out allowed me to immediately quit my job and stay at home with our daughter, the best decision ever.
Also, we still own a rental property in Riverside County so we get the tax benefits of that.

So I am one of the wifes that really wants to “nest” but all my studies of economics and logic tell me to wait….so we are renting for now (even with baby #2 on the way). We just moved to San Diego and found a nice rental home in RB that we move to shortly.

We personally think we’ll be aggressively looking in winter ’07-08, but time will tell if the right opportunity presents itself.

Someone also posted that they spend way too much time looking at listings…I think I have the same issue! It’s hard not too as I have usually found the homes that we buy. I do enjoy everyone’s comments here and will continue to look here for support as a renter vs. former homeowner as this has been harder to transition to than realized.

Hey Muggle! You sound like me! We live here but looked around recently to leave. We took a trip to Seattle and think its great – but decided that missing the sun is too much to bear. I heard that the best way to describe Seattle is like having a beautiful girlfriend who is always sick! I also lived in NYC until 2000 and have been here in California for 7.5 years. Lived in Carmel valley, move to Olivenhain, and then to La Jolla where we are renting. Also have the wanderlust – can’t imagine staying in the same house for more than 5 years. Kids are learning the gypsy lifestyle. It’s very hard to give up the sunshine (even though I am a bit of an indoor person!)

To hit the point of this post – I sold my house in North County and broke about even (after 2 years and real estate commisions) in December. SO GLAD TO BE OUT OF THIS MARKET! Pocketed 350K after leaving Carmel Valley before that. Renting in La Jolla right now at about 40% of what owning here would cost. 1 kid in very expensive private school, and the other will probably go there in 2 years.

Great time to be renting – watching the real estate market implode from the sidelines with LOTS O’CASH!!! It’s gonna keep being a dozy!

Cashflow, at least you realize you have the need to nest and have overcome it. I think it’s better that you are the one to find the houses and are more involved in the analysis, the knowledge counteracts the nesting. My hat is off to you for opting to stay home for a while on the bubble’s dime, your patience will be rewarded and the kids win in the meantime. Moving closer to family when kids are little is so great for everyone involved, since mine were little both sets of grandparents lived a bike ride away, attended every event and helped with babysitting and rides to school, I wish I had that as a kid. Maybe you could start a support group for all these guys wives who are pressuring them into buying now.
