I don’t think one 6-figure income will easily buy SFR in CV. Two 6-figures will do.
Maybe I am wrong about San Marcos. What I mean to say is if you can comfortably afford an upscale area, you can unlikely to live in a bellow average area.

They then can put the difference in a retirement account and be able to retire much more comfortably. They can also travel throughout their life and see the world.
