Few questions for Home Purchase

My wife and I moved here from Washington DC about 2 years ago and we are now in search of a home in the Carlsbad area. We are at a loss for where to look to find something that will meet our desires. We would like something around 3000-3500 sq ft, on a decent size lot >5000 sq ft (view a huge plus but not required), new or older doesn’t matter. We are very picky in regards to floor plan and kitchen, i.e. we don’t really want a formal dining or living room and we can make upgrades to an older house assuming it is not above our budget. We can probably comfortably afford a mortgage of 800k and we would prefer no mello-roos. We need to stay relatively close to the 5 due to the wife needed to drive to Irvine for work. So a place like SEH is too far from the 5. The other option is to buy some land and build, but I have discovered that that avenue is not as frequent an occurrence here as it is on the east coast. I could go on but this will serve as a start.

Can anyone give some pointers?

There are very few areas in Carlsbad w/out Mello Roos. Old Carlsbad is one place. It’s just south of Hwy 78 West of El Camino Real. The houses are older so the lots tend to be bigger. Not sure if you can find anything 3,000sf+ for under 800k though. The bigger houses tend to be in areas with mello roos unless you’re talking about custom homes close to the beach, in which case you won’t find anything in your price range. If you’re willing to have less sf for no mello roos and a bigger lot try Old Carlsbad. If mello-roos is ok Lacosta greens just North of Alga rd. is pretty nice IMO. Good luck!

If your mortgage is $800K, wouldn’t your monthly payment (P&I, insurance, etc.) be around $6K? You can probably rent the same house for $3200 or $3500 while you wait for prices to come even lower.
