ParticipantCommute is probably brutal, it could take 10-15 min just to get to the freeway. 15 south is pretty bad during rush hour.
Schools are relatively weak. Elementary school is bearable (API rank 6 – between 50th and 60th percentiles of all schools statewide), middle and high schools are rank 4.

ParticipantSan Elijo Ranch just has a 2006yb home of 2200 SqFt w/3 car garage sell at $375,000. There are a couple more listings in that neighborhood at similar or even lower prices.
It would be an easier commute, the neighborhood is a lot larger and newer, and the elementary school is right there. It’s an easier commute to Sorrento Valley, too.

ParticipantBrutal is right. But besides the commute, I grew up in NE Escondido, and wouldn’t consider living on east valley if you paid ME $500 in HOA/mello roos. It’s just depressing.
