Not one of those was an MLS sale and there is no way of knowing what the nature of those sales was. They were not open market arms length transactions.There will always be below market sales that occur for one reason or another be it someone getting taken advantage of, someone selling to a family member/friend etc.
Once again there has not been an MLS sale for an SFR in 92024 under 500K for nearly 4 years. Stop trying to disprove a point that is factually correct.

While there might have been some other sales under $500K, there have NOT been any listings under that for a 3/2 over 1200 sf — at least none that I was ever aware of.
Best of all, that house has been there for at least a week, IIRC. In the “good old days” it would have been gone within an hour at that price. Will be interesting to see what happens with it.
