Location is not subjective, location is a hard physical area. I never said EVERYONE want to live in a certain area. However, the more people want to live in a certain area, it drives up the price of that area, until it reach a certain and people no longer feel that location is worth that premium. PPSF for both house and land will give you a good idea as to how desirable an area is compare to another. Like you said, everyone’s taste is different. However, PPSF will tell you where the majority’s taste is.

You’re right, PQ doesn’t have those mansions on a couple of acre. Like I said, housing stock up here do not have as big of a range as down there. Just like you don’t see 1300 sq-ft on 5000-7000 sq-ft lot in Rancho Santa Fe, you won’t see 7000 sq-ft house on 2 acre in PQ. AN, my point is, because 91910 doesn’t “churn” the way PQ does, it doesn’t have the sold comps to support higher prices right now. Only the distressed, low-end or unprofitable rentals are being marketed.
Let me ask you, if you pd. cash for a property and owned it free and clear, and you did not need this money today to live on, would you put it on the market right now??
