If 6462 Norman went from $1.8 million to ~$900k what does that tell you about the other properties in that area? 6462 Norman is now only ~$50,000 above the 2003 price and 6450 Dwane is listed at ~$350 above the 2003 price. At what price point will these properties sell? This area still seems to be living in San Diego fantasy land.

April 17, 2008 at 1:25 AM #188833ucsf_medParticipant6462 Norman pending now, with recent drop down to 900k asking. The market is like a reverse auction, prices start high and drop until the first buyer jumps (rather than the standard auction bidding up the price). I was hoping others would wait too and not jump the gun… we could all benefit if we stand together and resist the urge…

April 17, 2008 at 10:30 AM #188976KamFongasChinHoParticipantSo if the 6462 Norman Ln sells at $900,000 does that mean the new price point for similar homes is less than $200 psf? 6462 Norman last sold in 2003 for $860,000 and supposedly has had extensive upgrades since. So is this property unique or are we back to 2003 pricing in Del Cerro? Are the current million dollar properties priced at “wish” prices with over 50% higher psf prices? I have to believe yes. To me 6462 Norman is superior to all those properties on Dwane Ave currently for sale. It is definitely much larger. How eager are the owners on the Dwane Ave properties to sell? We’ve seen price collapses in formerly million dollar homes in Chula Vista, so will a savvy San Diego buyer be willing to risk a few hundred thousand and bet that Del Cerro won’t collapse as well? Banks have lost their willingness to lose on real estate too. Caveat emptor
