I am trying to do a similar analysis as Rich’s monthly data round-up for a different city.

I’ve found public sources for most of the data, but of particular interest to me is charting months of inventory. I can get the monthly sales data, but how do you get monthly inventory? Rich sites ziprealty.com as his source for inventory. Do you think he just takes a snapshot of total listings in the MLS at the end or middle of the month? What’s the best way to estimate monthly inventory?

I’m no pro but I’d say pick a day (say, the 15th of the month) then stick with it for consistency.

Hey, thanks. That’s what I was thinking, but different MLS sites seem to have quite variable answers (20-40% delta) So it seems like the data integrity is in question.

Does anyone know if Realtor.com is an accurate source for listings? I wonder why Rich uses ziprealty instead of Realtor.com?
