Properties there are already worthless and nobody is interested in buying those dumps even at half off!If they offer half off in Orange County they have my attention otherwise it is just meaningless because I consider those locations as godforsaken worthless areas!

ParticipantGetting back on topic, I’ve been somewhat negotiating with D.R.Horton for about 6 months. They have a project that I am interested in and last summer I made them an offer 33% off of asking and they indicated they might go 10% max. I said thanks but no thanks and moved on. Several months later they called and said “its my lucky day” and they would be willing to look at an amount that was about 20% less then the original price if I would close in 30 days. Again I repeated my 33% offer they said that would never happen and again I forgot about it. Well guess what? Friday I got another call and they wanted to talk again. I made them my same offer and am waiting to hear back from the powers that be. I let you know what comes of it.
And for what its worth, I was born and raised in O.C. and moved to the I.E. by choice. No way would I ever go back don’t even like to visit.

They are still trying to sell all of the houses they built during the late summer of 07. They just consolidated offices and had a lot of lay offs recently. This is also the same with the other builders in the area. The builders local divisions, still need to make their numbers. So, I’m almost positive you will be called to close on a house soon. My advise is, make sure that house is perfect inside and out, during your walk through. Once you give a deposit and sign docs, your are even more in the drivers seat during the inspection of the house. Their policy is not to close on a house that isn’t signed off by the homeowner as being to their satisfaction. Good luck. These are the times to enjoy being in a “Buyers Market”.
