Does anyone ever go over to Craig’s List and see the “Real Estate For Sale” ads there? They are a mixed bag, to be sure, but they are very interesting. There are people on there that HAVE to sell their homes, and I think THEIR asking prices can be a far better indicator of where the market really is than the bloated hype of a flipper who is still deep in denial.
I check out CL every few days. I see the same overpriced people on there trying to sell their places. A lot of broker/realtor/debtors trying to unload their speculation investments.
I have cut down to checking it 10 to 20 times daily. I have to say that once in a while something decent shows up but mostly its crap thats even more overpriced than the rest of the listings(realtor or zip). Often people list as motivated, or deperate, but the prices don’t seem to reflect it. Whether thats because its a ploy or because they owe more than they can get is impossible to tell.
I can say that when I have seen something posted at a reasonable price (for today) it doesn’t seem to last that long. So I assume it sells. Again, its impossible to tell whether its that, or the person just gives up on posting it.
