btw, spd, I’ve had to get off I-10 in PHX numerous times on my way to Flagstaff due to huge hour-plus eastbound traffic jams (Flagstaff is often my overnight locale when heading to the CO rockies). I usually get off around the 59th St exit and go at least 14 miles north on the surface street and get on the I-17 in Glendale or thereabouts.
I have found that the north-south thoroughfares on the west side of town are straight and lie in a grid. And I don’t have a road map of PHX and my vehicle will be 22 years old this June :=0

I’m referring to streets from 30th west to FL cyn and north and south of University Ave. The housing composition of some of these streets has changed drastically since the late ’80’s.

Arent national borders part of the borders enclosing personal property rights?

Houston is cheaper than CA because they have plenty of land and supply. We restrict supply though zoning and that is not a market based way of fulfilling housing needs. The government restricts private supply and doesn’t compensate in public housing.
In Houston, inside the loop (yes close to downtown), there are very nice neighborhoods. And the interpersed condos are luxury condos (what we would call midrises) on “bucolic” tree lined streets.
The new gated communities are outside the second loop, far from everything.

I’ve lost quite a few of my peeps to death (>2 dozen) but have a big family on both sides. Nearly all of them are now in the Dallas area, OK and AR. OK has the same well-established, heavily-treed brick neighborhoods as Houston does … yeah, with matching brick mailboxes on the curbs π A ~2500 sf light cosmetic fixer ranch home (4-7 miles from dtn OKC or Tulsa) would cost me $150-$175K and maybe even less now that Big Oil is finding itself having to lay off workers. I have a bunch of concerns about “retiring” there, most of them not having anything to do with housing … which is a really no-brainer for a longtime homeowner relocating from SD County, CA.
CA doesn’t need to “fulfill housing needs” of newcomers. Not only is our water supply finite, we already have over 39M people (as opposed to TX’s ~27.5M). TX has a larger land mass than CA which is nearly ALL FLAT and nearly ALL buildable (save for its mostly narrow flood plains and small ecological and wetland preserves). Newcomers to CA can buy/rent what’s on offer in their area of choice or decide not to move here. End of story.

I’m different. I want a dynamic world with growth and if my neighborhood changes in a way I don’t like then I’ll move. I welcome tomorrowland and new experiences.
You’re so out of touch. If you only drive 5000 per year in SD, you cannot possible know the lay of the land. And driving 1/2 way across the country to see your peeps is not enough.
That’s fine, guys like you can stay in your comfort zone. I make it my business to discover neighborhoods with changing demographics so I can invest. And when necessary i will perform unpermitted changes to improve the units.

Not the same.
The borders protecting your property protect you from other people taking it. When we have population growth via births or immigration, the new people create new wealth and new property. Your share of total may be diluted, but your total wealth may well increase. For sure, aggregate property increases.

I absolutely DO know the “lay of the land” in SD. I lived in SD for about 10 years (of which I belonged to a local running club the entire time) and worked (FT) in SD for >30 years and also worked as a residential RE salesperson in SD as well as worked for SD RE attorneys. I currently reside just 5-6 miles from the SD line and have resided in SD County for nearly 40 years. I know metro SD very, very well, especially south of I-8. I don’t drive much anymore cuz I’m “semi-retired” and don’t need to. But I understand everything about SD, its geography, its topography, its zoning, its politics … you name it. I also have a photographic memory of several SD communities as well as certain streets in those communities. Just because there might be something “newish” built on a particular street corner today in metro SD doesn’t mean it isn’t familiar to me or that I don’t remember what used to be there.
Trust me …. I get it.

[/quote]FIH, on a typical road trip, I cover 7-10 states. I see both my “peeps” and old friends and mostly stay in their homes (except the nights immediately before/after I enter/leave SD). It isn’t just one route I take, although I-40 (Route 66) is the road I use most often. I’ve probably stayed in lodging every town with a 15K+ population along Route 66 from Barstow to Ft Smith, AR at one time or another (some towns multiple times). I would like to explore I-40/Route 66 further east/NE and will do the next few years.
Road trips are the best education a resident of the US can have and can be done relatively frugally. You should try it sometime, FIH. You might learn a few things π

It’s not about being cheap and not wanting to pay.

The people who get are the ones who build or buy. You are not the one creating value. If your neighborhood goes up in value, it’s because of buyers. You didn’t lift a finger, and you didn’t buy for investment/appreciation.
As for the “millions of yous”, when you die or your kids move away, there will be new people. Demographics is the data you want to examine. BtW, I know people who moved away beginning in the 90s because “Latinos/immigrants were ruining the state, blah blah …” Guess what? The new people are here and the old people are gone. And the new people are the ones who possess the hard work and initiative to make it work.
